Business-purpose · non-owner-occupied

Start a scenario

Give us the property and the shape of the deal. We will come back with which programs the file clears, what the coverage ratio looks like at the loan amount you want, and what would have to change if it does not clear.

Quick answer

Tell us the property state, type, loan purpose, estimated value, loan amount and — critically — the occupancy. Our programs are business-purpose loans for non-owner-occupied investment property only, so the form will not submit if you indicate you intend to live in the property. Nothing here is a commitment to lend or an approval.

What happens next

  1. We read it and pull the county numbers. Tax figure from the parcel record, insurance and HOA assumptions, and the rent the appraisal can support.
  2. You get a straight read. Which programs the file clears, what the ratio looks like, and the weak point — in writing, with the arithmetic shown.
  3. If it clears, we collect the file. Documents, appraisal order, and the lender’s terms in front of you before you sign anything.
  4. If it does not, you hear why. Including the price or down payment at which it would clear, so you can decide whether that trade makes sense.
Business purpose only. Business-purpose loans for non-owner-occupied investment property only; not for personal, family or household use. Not a commitment to lend. All loans subject to underwriting and lender/investor approval; terms subject to change.

Why we ask about occupancy first

Occupancy is the line that decides what kind of loan a property needs. A rental owned by an investment entity and held for business purposes is a business-purpose loan. A property the borrower intends to live in is not — even if there are tenants in another unit. Rather than collect a file we cannot place, we ask up front and tell you immediately if the answer puts your request outside our programs.

The same logic applies to the entity. If an LLC will hold title, we want the exact registered name so title, insurance and the loan documents match from the first draft rather than the third.

What we do with what you send

Your submission goes to our own lead intake, which records the request and routes it into Loan Daddy LLC’s systems and our CRM so a person can follow up. We also capture the marketing source that brought you here — campaign parameters, landing page and referring site — so we know which page did the work. Our privacy policy describes that in detail, including how to opt out of messages.
