Short-term rental financing for Georgia investors
A short-term rental is a hospitality business operated inside a house. The financing looks like other business-purpose DSCR loans; the underwriting question is whether the property can produce rent through the channel you intend to use.
Quick answer
Short-term rental financing is a business-purpose DSCR loan on a furnished, nightly-rented property. Most lenders size the payment against a market rent figure rather than your actual booking history, so a strong Airbnb or VRBO track record helps the narrative more than it changes the math. What actually varies by market is regulation: Atlanta and Savannah both license or permit short-term rentals, and local rules on owner-occupancy, density and taxes can decide whether a property is financeable.
How lenders treat STR income
This is the single most misunderstood part of the category. Many investors assume that a documented nightly rate and a strong occupancy history will be used directly in the coverage test. In practice, most business-purpose programs use a long-term market rent opinion as the qualifying figure, because it is easier to support with comparable rentals. Your booking history is used for context — sometimes for a program exception, sometimes not at all.
What that means practically: build your offer around the long-term rent the appraisal can support, and treat the short-term premium as upside. If the deal only works when nightly revenue is at your projections, the coverage test is carrying more risk than the lender is counting.
- Keep a clean expense record for the STR if you already operate one.
- Ask specifically whether the program uses market rent or actual STR revenue before you commit to a price.
- Furnishing and startup costs are usually funded outside the loan — plan for that cash.
Atlanta and Savannah: rules come before the loan
The City of Atlanta licenses short-term rentals and requires operators to register, and the city collects hotel-motel style taxes on those stays. Operating without the required registration is a code enforcement problem, not a mortgage problem — but it can become a mortgage problem if a lender or appraiser asks about operating status and the answer is not clean.
Savannah regulates short-term vacation rentals through its own permit system, and the city’s rules distinguish between types of rentals and restrict some locations and configurations. The practical effect is that a property can be a fine long-term rental and a non-starter as a licensed short-term rental at the same address.
Outside the two big markets, beach and lake counties have their own ordinances, and a growing number of Georgia counties are actively revisiting their rules. Verify the current ordinance with the city or county before you go under contract — not after inspection.
Insurance, condition and reserves
A short-term rental is insured differently from a long-term rental. Lenders expect a policy that contemplates transient occupancy, and a standard landlord policy may not satisfy the requirement. Get the quote early; the premium is a real line item in your operating math and occasionally the reason a deal becomes uncomfortable.
Condition matters more here. Properties marketed as STRs are often furnished at a level that reads as heavy personal property; the real property condition still has to be financeable. Deferred maintenance, unpermitted additions or an accessory structure being used for guests can all come up in a business-purpose appraisal.
Where this program fits, and what stops it
Every file we see has one of these on the good side and one on the other. Knowing which is which in week one is the difference between a closing and a wasted appraisal.
- You want a furnished property in or near Atlanta or Savannah that legally operates as a short-term rental.
- You own an STR free and clear and want to refinance into a business-purpose structure.
- You are converting a long-term rental into an STR and want the debt structured around the property, not your tax returns.
- You are buying in a Georgia lake or coastal market where nightly demand is established and local rules allow it.
- Registration and permit status. Confirm current city or county requirements and whether the specific address is eligible. Local rules change.
- Income assumption mismatch. Do not assume booking history will be used. Ask what the program uses before you write the offer.
- Insurance availability and cost. Transient-occupancy coverage can be materially more expensive than a standard landlord policy.
- Furnishing capital. Furniture, supplies and setup are cash out of pocket and do not come from the loan proceeds.
What we will ask you for
Nothing here should take more than an afternoon. Sending it up front is what keeps a file moving instead of circling.
- Airbnb, VRBO or direct-booking revenue summary for the trailing period, if the property already operates.
- Current short-term rental licence, permit or registration number, if issued.
- Current landlord or transient-occupancy insurance declaration, plus a quote if you are changing carriers.
- The city or county ordinance summary you are relying on, with the date you checked it.
- Any existing management agreement and its fee schedule.
- Long-term comparable rent data for the submarket.
Short-term rental financing: common questions
Will a lender use my Airbnb revenue in the coverage test?
Most business-purpose programs use a long-term market rent opinion, not booking history. A few treat documented STR revenue differently. We will tell you which approach the program in front of you uses before you commit to a price.
Can I finance a short-term rental in Savannah or Atlanta?
Yes, when the property is licensed or permitted as required by the city and the appraisal supports the value and the rent. The licensing question is address-specific, so verify it with the city before going under contract.
Do short-term rentals need more reserves than long-term rentals?
Often yes. Programs commonly look for a larger reserve cushion on STRs because revenue is seasonal and the operating cost base is higher. Reserve requirements are set by the lender and vary by program.
