DSCR purchase financing for Georgia rentals
Most Georgia rental purchases do not fail because of the borrower. They fail because the rent does not clear the lender’s coverage floor at the price being paid. Our job is to tell you that before you are under contract — and then to shop the scenario across the wholesale lenders who will actually fund it.
Quick answer
A DSCR purchase loan is sized by the rent the property is expected to produce against the full monthly housing cost — principal, interest, taxes, insurance and any HOA dues. Because the loan is business-purpose and the property is non-owner-occupied, the approval conversation centers on the property’s numbers and your real estate experience rather than your personal income. We are a mortgage broker, so we shop the scenario across wholesale lenders and bring you the structures that fit.
What "DSCR" is actually measuring
Debt service coverage ratio is a coverage test. You take the property’s monthly rent and divide it by the property’s monthly obligation — the principal and interest payment on the loan you are asking for, plus property taxes, insurance and HOA dues when they exist. The result is a single number the lender compares against its own floor.
That single number does a lot of work. It tells the lender whether the asset pays for itself at the price you have agreed to pay, at the terms being offered, and at the rent a third party believes the property can command. It is why two buyers can submit the same file and get different outcomes: the rent opinion, the taxes and the HOA dues are not identical.
It is also why the number is not the whole story. Coverage floors move with the property type, the loan size, the borrower’s experience and the lender’s appetite that quarter. A file that clears one lender can miss another by a small margin on identical terms.
Rent is an opinion the appraiser documents
On a purchase, the rent figure in the file usually comes from the appraisal’s rent survey — comparable rentals in the same submarket, adjusted to your property. If you already have a signed lease at a stronger number, say so early; a lease in hand changes the conversation.
In Georgia’s investor-heavy submarkets, rent surveys are usually well supported because there is a deep pool of comparable rentals. In thinner markets — a small town outside a metro, a rural property with few rentals — the appraiser may have to reach further for comparables, and the opinion can land lower than the seller’s pro forma. We would rather know that in week one.
- Bring any existing lease, renewal or rent roll with the application.
- Budget for a rent survey that may use a conservative market rent instead of a pro forma number.
- If the coverage test is close, a larger down payment is often the cleanest fix — it lowers the obligation without changing the rent.
Georgia-specific costs to model before you bid
Georgia has a few transactional costs that out-of-state investors routinely forget. The state imposes an intangible recording tax on the instrument securing a long-term note at a rate of $1.50 for each $500 of the face amount of the note (O.C.G.A. § 48-6-61) — confirm the current rate and calculation with your closing attorney, because it is a real number on a seven-figure portfolio loan.
Property taxes in Georgia are set county by county, and the assessed value is generally 40% of fair market value with millage rates applied on top. That means the annual tax figure in your coverage math is not a national average — it is a DeKalb, Gwinnett, Chatham or Muscogee number. We use the county’s own figure, not the seller’s estimate.
If a property is a recent flip or an active renovation, expect the county to reassess after the sale closes. A tax figure that was accurate for the previous owner’s basis can move materially in the first year of ownership, and that moves your coverage ratio with it.
How a scenario moves with us
You send the address, the contract price, the expected rent and a short note about the rest of your portfolio. We build three or four candidate structures across wholesale lenders, identify which coverage floors the deal clears, and tell you what the weak point is — taxes, HOA dues, rent opinion, property condition, or your own experience profile.
If the deal clears, we collect the file and order the appraisal. If it does not clear at the price you are offering, we say so in plain language and give you the price or the down payment at which it would clear. That is a more useful answer than a hopeful application.
- No personal-income tax returns as the primary driver of the decision.
- LLC vesting is normal; tell us the entity name early so title and closing paperwork match.
- The appraisal is ordered through the funding lender’s process; a Georgia closing attorney handles title and closing.
Where this program fits, and what stops it
Every file we see has one of these on the good side and one on the other. Knowing which is which in week one is the difference between a closing and a wasted appraisal.
- You are buying a rental in metro Atlanta, Savannah, Augusta, Columbus, Macon, Athens or a surrounding county and the numbers need to stand on rent.
- You are self-employed or have heavy write-offs, so a full-documentation consumer-style file would misrepresent your cash flow.
- You are buying through an LLC and want the loan titled to the entity.
- You already own several rentals and want the new purchase underwritten on its own merits rather than on your tax returns.
- You are buying a property that has been renovated and is ready to rent immediately.
- Rent opinion comes in under the contract. A common miss. Fixes: a larger down payment, a price renegotiation, or a different lender with a different rent assumption policy.
- Property condition. Deferred maintenance, structural items or an active renovation can stop a loan that is otherwise strong on coverage.
- Condo and townhome documentation. Warrantability questions, HOA litigation, high non-owner-occupied concentration or thin reserves can disqualify an otherwise clean condo.
- Tax reassessment risk. A county reassessment after closing changes the annual tax figure — and therefore the coverage test — for the first full tax year.
What we will ask you for
Nothing here should take more than an afternoon. Sending it up front is what keeps a file moving instead of circling.
- Purchase contract and any addenda, plus the seller’s disclosure package.
- Any executed lease, renewal letter or rent roll for the property.
- A short property list: address, entity name, purchase or refinance, and what you believe the rent is.
- For the entity: the exact legal name as registered with the Georgia Secretary of State.
- Insurance quote or the current policy declarations page, if you already have one.
- Your real estate schedule — a one-page list of what you own, where, and what is financed.
Purchase financing: common questions
Do I need to show personal income for a DSCR purchase loan?
The primary qualifying test is the property’s coverage ratio, not your personal income. Lenders still verify identity, credit history, assets for down payment and reserves, and real estate experience. Some programs add a lighter income or asset verification layer, and a credit history with significant recent derogatory items can stop a file regardless of the coverage ratio.
Can I buy in an LLC and close in my own name?
Both structures exist, but the borrower and the vesting entity should match the plan you describe at application. If the loan is going into an LLC, we set that up at the start so title, insurance and the note are consistent. Changing vesting after closing is a separate transaction with its own cost.
What if the rent does not cover the payment?
Then the file needs a structural fix: more down payment, a lower purchase price, a property with better rent economics, or a different program. We will model the down payment at which the coverage test clears and tell you whether that number makes sense for your plan.
